PKO Bank Polski or mBank for a single buyer: a mortgage on one salary

On one net salary of PLN 7,000 and a rate fixed for 5 years, PKO Bank Polski would lend up to PLN 574,000 by our estimate and mBank up to PLN 555,000, thanks to a lower rate in its example (6.57% vs 6.87%). The rate in the example of PKO Bank Polski requires at least PLN 3,000 paid into the account every month; mBank says it does not require salary inflows.

In short

This is not a ranking and not an offer. We compare facts from the banks’ public documents and representative examples, recalculated for the same amounts. The bank sets your final rate and loan amount after assessing your application.

How much one person on PLN 7,000 net could borrow

A single buyer has one income and a one-person household, so the rate and the loan term decide the amount. We calculated it for one person with no other loans, using the rate from each bank’s representative example and the longest term the bank states in its documents. PKO Bank Polski comes out higher, thanks to a lower rate in its example (6.57% vs 6.87%).

An illustration, not a bank decision: the lower amount assumes instalments up to 40% of income, the higher one 50%. Each bank uses its own living costs and limits, so its result may differ.

Saving the deposit on one salary

Both banks ask for a deposit from 10% of the property value, which is PLN 45,000 on a flat at PLN 450,000. A single buyer who owns no home can also buy without a deposit under the family housing loan (rodzinny kredyt mieszkaniowy), which does not require children but is for Polish citizens (a foreigner only together with a Polish partner): PKO Bank Polski describes it on its website.

Account and salary

  • PKO Bank Polski: the rate in the bank's example requires an account with at least PLN 3,000 paid in every month.
  • mBank: the bank says it does not require your salary to be paid in.

With one salary, an inflow condition usually means moving your whole salary to the lending bank. Without the inflows the bank normally raises the margin; the contract states by how much.

Which one should you choose?

PKO Bank Polski and mBank confirm the amount, margin and terms only after assessing your application, and a personal offer is often better than the advert. A mortgage expert can apply to both and compare the information sheets (ESIS) at no cost to you, because the bank pays for the service.
