Assumptions and sources. Details
An illustration: equal instalments, reference rate unchanged until the end, market margin from bank adverts, which usually require an account and insurance. The bank sets the margin after assessing your creditworthiness. It is not an offer or a lending decision.
When refinancing pays off
- Your margin is 0.3 pp or more above today's offers. Loans taken in 2021–2023 or with a small down payment often have high margins.
- Your loan is more than 3 years old. With a variable rate the bank can no longer charge an early repayment fee, so switching costs are mainly the valuation and registry fees.
- Your fixed-rate period is ending. The bank will offer new terms anyway. Compare them with other banks before you accept.
- More than 10 years are left. With a shorter term the saving is small and the costs are the same.
The new bank checks your income, credit history and residence status again, as for a new loan. If your residence card expires soon, some banks will shorten the term or ask for more documents.
How we calculate
Your current rate is your margin plus today's reference rate. From the instalment we work out the principal left. The new loan is the same principal, the same reference rate and the market margin or the one from your offer. Switching costs are the early repayment fee, arrangement fee, valuation, notary, registry fees and the higher margin until the new mortgage is registered. Break-even is the number of months after which the lower instalments exceed the costs.
Frequently asked questions
How much does it cost to move a mortgage to another bank in Poland?
Usually PLN 1,000–3,000: a property valuation, a notarised mortgage declaration, PLN 200 to register the new mortgage and PLN 100 to delete the old one. Add the new bank’s fee if it charges one, an early repayment fee if your agreement allows it, and at some banks a higher margin or bridging insurance until the new mortgage is registered.
Can my bank charge a fee for early repayment?
With a variable rate only in the first 36 months of the loan, at most 3% of the amount repaid and no more than one year of interest (Article 40 of the Mortgage Credit Act). With a fixed rate the bank may charge compensation during the fixed period, as set out in the agreement. Some banks charge nothing.
Can a foreigner refinance a mortgage in Poland?
Yes, on the same terms as a new loan: the new bank checks your income in złoty, your credit history and your residence documents. See our guide to mortgages for foreigners.
How long does refinancing take?
Usually 4–8 weeks: application and decision, valuation, signing, the new bank paying off the old loan, and then deleting the old mortgage from the land register.
Should I refinance or negotiate with my current bank?
Start with an offer from another bank and show it to your current one. Some banks lower the margin to keep a customer. If they do not, refinancing solves it.
