Interest rates and benchmarks

Interest rate: meaning in a Polish mortgage

In Polish: Oprocentowanie kredytu
This is the word you will see in bank documents.

Definition

The interest rate is the annual rate at which the bank charges interest on the capital still to be repaid. In a Polish mortgage it is either variable, i.e. the benchmark plus the margin, or fixed for a period, usually 5 years. The nominal interest rate does not include the commission and insurance; those are included only in the APR (RRSO).

What it means for you

The interest rate determines your instalment and how much you pay the bank in total. On a PLN 450,000 loan over 30 years, the difference between 5.89% and 6.2% is about PLN 90 a month. When comparing offers, look at the interest rate, the APR and whether the instalment can change.
