End of the fixed-rate period: meaning in a Polish mortgage

In Polish: Koniec okresu stałej stopy
This is the word you will see in bank documents.

Definition

The end of the fixed-rate period is the moment when the periodically fixed interest rate stops applying, usually after 5 years. The bank then offers a new fixed rate for another period, or the loan switches to a variable rate as set out in the agreement. The rules are in Article 29 of the Polish Mortgage Credit Act.

What it means for you

After this date your instalment may go up or down, depending on the new rate. If you do nothing, the option set in the agreement applies, which need not be the best one. It is a good time to compare offers, negotiate or refinance, because when switching to a variable rate you usually no longer pay compensation for early repayment.

Frequently asked questions

What happens when the fixed-rate period ends?

The bank offers a new fixed rate. If you do not accept it, the loan usually switches to a variable rate, i.e. the margin from the agreement plus the benchmark. The exact rules are in the agreement.

Can the bank charge a fee for an annex with a new fixed rate?

No. Article 29(4) of the Mortgage Credit Act prohibits fees for setting a new rate and the related change to the agreement.

Is it worth refinancing when the fixed rate ends?

Often yes, because when switching to a variable rate there is usually no compensation any more. Check whether the saving on the instalment exceeds the cost of changing banks.
