In Polish: Rata równa (annuitetowa) (rata annuitetowa)
This is the word you will see in bank documents.
Definition
Equal (annuity) instalments (rata równa) are loan instalments of the same amount throughout the repayment period, as long as the interest rate does not change. What changes is their composition: at first most of the instalment is interest, and towards the end it is capital. This is the most common way of repaying a mortgage in Poland.
What it means for you
An equal instalment is lower at the start than the first decreasing instalment, so it gives higher creditworthiness. Over the whole term, however, you pay more interest, because you repay capital more slowly. With a variable rate, the instalment is fixed only until the next benchmark change.

Frequently asked questions
What is an equal instalment?
An instalment of a constant amount throughout the loan term, as long as the interest rate does not change. At first it is mostly interest, towards the end mostly capital.
How is an equal instalment calculated?
Instalment = K × r / (1 − (1 + r) to the power of −n), where K is the amount, r is the annual rate divided by 12 and n is the number of instalments. For PLN 400,000 over 30 years at 6% it is about PLN 2,398.
Does an equal instalment change?
With a variable rate, yes: after each benchmark change the bank recalculates it from the balance. With a fixed rate it stays the same until the fixed period ends.
