Early repayment compensation: meaning in a Polish mortgage

In Polish: Rekompensata za wcześniejszą spłatę
This is the word you will see in bank documents.

Definition

Early repayment compensation (rekompensata) is a fee the bank may charge when you repay a mortgage in full or in part before the due date. With a variable rate it is allowed only within 36 months of signing the agreement and up to 3% of the amount repaid. With a periodically fixed rate, the rules in the agreement apply, limited to the bank's costs.

What it means for you

Compensation can be the largest cost of an overpayment, sale or refinancing in the first years of the loan. If you can, plan a large repayment after 36 months of a variable-rate agreement or after the fixed period ends. Before signing, check whether the agreement provides for compensation at all.
