In Polish: Wcześniejsza spłata kredytu
This is the word you will see in bank documents.
Definition
Early repayment (wcześniejsza spłata) is repaying all or part of the loan before the date in the agreement. The Polish Mortgage Credit Act gives you the right to do so at any time. The total cost of credit then falls by the interest and other costs for the period by which the loan is shortened.
What it means for you
Repaying early lowers interest, but in the first 36 months of a variable-rate agreement or during a fixed-rate period the bank may charge compensation. When selling a flat or refinancing, full repayment is a standard step, so check its cost before setting the date of the deed. After repayment, the mortgage still has to be deleted and the insurance settled.

Frequently asked questions
Can I repay my mortgage early?
Yes, at any time, in full or in part. Article 38 of the Mortgage Credit Act gives you this right.
How much does early repayment of a mortgage cost?
With a variable rate the bank may charge compensation only in the first 36 months of the agreement and at most 3% of the amount repaid. With a periodically fixed rate, on the terms of the agreement, no more than the bank's costs related to the repayment.
Will I get costs back after early repayment?
The total cost of credit falls by the interest and other costs for the period by which the loan is shortened. A refund of part of an insurance premium paid in advance depends on the insurance agreement.
