Deletion of the mortgage: meaning in a Polish mortgage

In Polish: Wykreślenie hipoteki
This is the word you will see in bank documents.

Definition

Deletion of a mortgage (wykreślenie hipoteki) is the removal of the mortgage entry from section IV of the land register on the basis of the creditor's consent and an application to the court. After the loan is repaid the mortgage expires, but the entry stays in the register until someone applies. The court fee is PLN 100 for each mortgage.

What it means for you

Without deletion, selling the flat, taking a new loan on it or giving it as a gift require extra documents. You can file the application yourself for PLN 100 or through a notary, who adds a fee with VAT. File it right after repayment, because courts take from a few weeks to a few months to process applications.
