In Polish: MPZP (plan miejscowy) (miejscowy plan zagospodarowania przestrzennego)
This is the word you will see in bank documents.
Definition
MPZP (miejscowy plan zagospodarowania przestrzennego) is the local zoning plan: a municipal resolution that sets land use and building rules, e.g. for single-family houses, services or agriculture. Where there is no plan, a decision on development conditions (warunki zabudowy, WZ) allows building. For a loan on a plot or construction, the bank checks that the plot has a legal basis for building.
What it means for you
The MPZP decides whether the bank treats the plot as building land and how much it will lend. A plot zoned for housing is simplest for the bank, while a plot without a plan and without a valid WZ may be financed as low-value land or not at all. Check the plan before paying a deposit.
