In Polish: Niski wkład własny
This is the word you will see in bank documents.
Definition
A low down payment is one below 20% of the property value, i.e. a loan with an LTV above 80%. Recommendation S allows a loan of up to 90% of the value if the part above 80% is additionally secured. The bank then charges low down payment insurance or raises the margin until the balance falls to 80% of the value.
What it means for you
A low down payment lets you buy sooner, but costs more: the loan is bigger and the instalment includes an extra charge for the bank's risk. With 10% down, a low surveyor's valuation quickly eats up your margin and requires extra cash. Overpayments shorten the period of the extra charge.
