In Polish: Marża kredytu
This is the word you will see in bank documents.
Definition
The loan margin is the fixed part of a variable interest rate that the bank adds to the benchmark rate, e.g. WIBOR or POLSTR. In October 2026 mortgage margins in Poland are usually 1.5–2.5 percentage points. As a rule the margin does not change for the whole loan term, unless the agreement provides for exceptions.
What it means for you
The margin is the only part of a variable rate you can negotiate, and it applies for 25 or 30 years. A difference of 0.3 percentage points on a PLN 400,000 loan over 30 years is about PLN 77 a month and over PLN 27,000 in interest. Also check whether a lower margin depends on products that cost more to keep than you save.

What is the mortgage margin in Poland in 2026?
Usually 1.5–2.5 percentage points in October 2026. The exact value depends on the bank, your down payment, income and additional products.

With a variable rate, yes, for the whole agreement. Exceptions are losing promotional conditions and temporary increases, e.g. until the mortgage is entered in the land register, if the agreement provides for them.
