In Polish: Refinansowanie kredytu
This is the word you will see in bank documents.
Definition
Refinancing (refinansowanie) means taking out a new mortgage, usually at another bank, to repay the current one. The new bank transfers the money directly to the old one and creates its own mortgage on the same property. The aim is a lower interest rate, a lower margin or better agreement terms.
What it means for you
Refinancing lowers the instalment and interest if the new rate is at least 0.5–1 percentage point lower and the switching costs pay back within 1–3 years. The new bank assesses your creditworthiness from scratch, so if your income has fallen it may refuse. Before applying, ask your current bank to lower the margin by an annex.
