Fixed interest rate: meaning in a Polish mortgage

In Polish: Oprocentowanie stałe
This is the word you will see in bank documents.

Definition

A fixed interest rate is a rate that does not change for a period set in the agreement, in Poland most often 5 years. In Polish mortgages it is almost always a periodically fixed rate, because after that time the bank sets new terms. In October 2026 a 5-year fixed rate is usually about 5.8–6.5%.

What it means for you

During the fixed period your instalment does not change, even if the Monetary Policy Council raises rates, but it will not fall after cuts either. With a rate fixed for at least 5 years the bank may apply a lower buffer when calculating creditworthiness, so you often get a higher amount. During the fixed period an overpayment may cost money, because the bank may charge compensation on the terms of the agreement.
