In Polish: Wkład własny
This is the word you will see in bank documents.
Definition
The down payment (wkład własny) is the part of the property price you pay from your own funds rather than from the loan. The standard is 20% of the property value, and with additional security banks accept 10%. The bank calculates it from the valuation, often from the lower of the two: price or valuation.
What it means for you
The down payment decides whether the bank lends at all, what margin it offers and whether it adds low down payment insurance. A larger down payment means a smaller loan, a lower instalment and less interest. Remember that buying costs, such as PCC and the notary, are paid separately, on top of the down payment.

Frequently asked questions
What is the minimum down payment for a mortgage in Poland?
Normally 20% of the property value. Many banks accept 10%, but then charge low down payment insurance or raise the margin until part of the capital is repaid.
Do notary costs and PCC count towards the down payment?
No. The down payment is part of the property price; the notary fee, PCC and court fees are paid separately, usually from your own money.
Can I buy a flat without a down payment?
Not with a standard loan. The exceptions are the Family Housing Loan with a BGK guarantee, or an additional mortgage on another property, which some banks accept.
