In Polish: Koszty okołokredytowe
This is the word you will see in bank documents.
Definition
Loan-related costs (koszty okołokredytowe) are expenses linked to the loan and the property purchase that are not the instalment. They include the valuation, commission, insurance, notary fee, PCC tax and court fees for land register entries. Some are included in the APR, some are not.
What it means for you
You pay most of these costs from your own money, on top of the down payment, before the loan is paid out or on the day of the notarial deed. For a resale flat you usually need to set aside about 3% of the price, and 5–6% with an estate agent. Not having this cash can delay or block the transaction.

Frequently asked questions
How much are the costs around a mortgage?
For a resale flat, usually about 3% of the price without an estate agent and 5–6% with one. On the primary market less, because you do not pay PCC on the price.
Can these costs be added to the loan?
Usually only some, e.g. the bank's commission. At most banks you pay PCC, the notary fee and court fees from your own money.
Are these costs included in the APR?
Only those that are part of the total cost of credit, e.g. the commission and required insurance. Notary costs are not included in the APR.
