In Polish: Operat szacunkowy
This is the word you will see in bank documents.
Definition
A valuation report (operat szacunkowy) is a document in which a licensed property valuer determines the market value of a property. For a mortgage it is usually ordered by the bank and paid for by the borrower. To calculate LTV the bank usually takes the lower of the two: the price in the agreement or the valuation.
What it means for you
The valuation decides how much the bank will lend. If it comes in below the price, the maximum loan falls and you cover the difference from your down payment. A lower valuation can also raise the margin if the LTV crosses a threshold in the bank's table.
