Notice of loan refusal: meaning in a Polish mortgage

In Polish: Informacja o odmowie kredytu
This is the word you will see in bank documents.

Definition

A notice of loan refusal is the communication the bank must send without delay under the Polish Mortgage Credit Act when it rejects an application because of a negative creditworthiness assessment. If the refusal results from a database check, such as BIK, the bank gives you the result of the check and the name of the database free of charge. Separately, the Banking Law gives you the right to a written explanation of the creditworthiness assessment.

What it means for you

Without knowing the reason for refusal, your next application may end the same way. The explanation shows whether the problem is income, BIK history, other debts or the property, and suggests which bank to try next. You can request it within a year of receiving the assessment, and the bank replies within 30 days at the latest.

Frequently asked questions

Must the bank give the reason for refusing a mortgage?

The refusal itself need not describe it in detail, but at your request the bank must explain the creditworthiness assessment in writing (Article 70a of the Banking Law), within 30 days at the latest.

Does the bank charge for explaining a refusal?

Not for consumers. The Banking Law allows a fee only for businesses.

Is a loan refusal visible in BIK?

BIK shows the credit enquiry made by the bank, not the content of the decision.
