Application, decision and documents

Loan application: meaning in a Polish mortgage

In Polish: Wniosek kredytowy
This is the word you will see in bank documents.

Definition

A loan application (wniosek kredytowy) is a formal request to the bank for a mortgage, submitted on the bank's form together with documents on income and the property. Under the Polish Mortgage Credit Act, the consumer applies to the lender, and from the day the application is received a 21-day deadline for the decision runs. Submitting the application starts the creditworthiness assessment, the BIK check and the property valuation.

What it means for you

The quality of the application decides how quickly you get a decision and whether it is positive at all. Gaps and inconsistencies in the data are the most common cause of delays. Each application also means an enquiry visible in BIK, so it is better to file two or three well-prepared applications than five at once.

Frequently asked questions

Does a mortgage application commit me to anything?

No. The application starts the analysis but is not an agreement. You can withdraw it or decline the decision. The bank may keep the valuation fee if it charged one under its price list.

How long does it take to get an answer to a loan application?

The Act provides for the decision on the 21st day after the application is received, unless you agree to an earlier date. In practice the decision usually comes after 2–6 weeks.

Does a loan application lower my BIK score?

The bank sees the credit enquiry in BIK. Since July 2026 enquiries no longer lower the BIK score, but every bank sees them, and many applications in a short time may raise an analyst's questions.

Definitions are simplified and reflect Polish law and bank practice as of October 2026. Where every word matters, the Act and your loan agreement decide. Figures in examples are indicative and are not a bank offer. The Polish version of each entry has worked examples and sources.
