In Polish: Zabezpieczenie kredytu
This is the word you will see in bank documents.
Definition
Loan security (zabezpieczenie kredytu) is a right that lets the bank recover its money if the borrower stops paying. For a mortgage the basis is the mortgage on the property, together with the assignment of rights under the property insurance policy. Until the mortgage is entered, the bank applies temporary security.
What it means for you
Security affects your cost: each type means a policy, a fee or a higher margin for some time. The bank describes it in the loan decision and the agreement, so compare it between offers as you compare the margin. With a down payment below 20%, the bank will require extra security for the part of the loan above 80% of the property value.
