In Polish: Kosztorys budowy
This is the word you will see in bank documents.
Definition
A construction cost estimate (kosztorys budowy) is a breakdown of the cost of building a house by stage, e.g. foundations, shell and finishing. On its basis the bank sets the loan amount and the tranche schedule. You prepare it on the bank's form or have it done by a cost estimator or site manager.
What it means for you
The bank will pay out at most the amount in the agreement, so an understated estimate means running out of money before completion. An overstated one may be cut by the bank if it exceeds the house's target value from the valuation. The estimate also affects the down payment, because LTV is calculated from the plot and construction costs together.

Frequently asked questions
Who prepares the construction cost estimate for the bank?
You can fill in the bank's estimate form yourself or have a cost estimator or site manager do it. With a general contractor, the bank accepts the estimate from the contract with the firm.
What if money runs out before construction is finished?
The bank will not pay out more than in the agreement. You cover the shortfall from your own funds or apply to increase the loan, which requires a new creditworthiness assessment and an annex.
Can the plot count as the down payment when building?
Yes. The bank calculates LTV from the plot's valued worth and the construction costs, so a plot worth at least 20% of the whole project is usually enough as a down payment.
