In Polish: Hipoteka
This is the word you will see in bank documents.
Definition
A mortgage (hipoteka) is a right that lets the bank satisfy its claim from the property if the loan is not repaid, regardless of who owns the property at the time. It is entered in section IV of the land register (księga wieczysta). For a mortgage loan it is the bank's main security.
What it means for you
Until the mortgage is entered, the bank may charge a higher margin or bridging insurance, so a quick entry means a lower cost for you at the start. The entry itself costs PLN 200 in court fees and PLN 19 PCC. The mortgage encumbers the flat, not you personally, so on a sale the loan is repaid from the price. After repayment you must apply for deletion, because the entry will not disappear by itself.
