In Polish: Doradca kredytowy
This is the word you will see in bank documents.
Definition
A mortgage adviser (doradca kredytowy) is the everyday name for a person who helps choose a mortgage. The Polish Mortgage Credit Act, however, defines advisory services: a recommendation of at least one loan agreement, provided as a service separate from granting the loan and from intermediation. Only an untied intermediary or its agent that takes no commission from banks may use the name 'independent adviser'.
What it means for you
The word 'adviser' on a business card does not mean any status, and most people called that carry out ordinary intermediation paid by the bank. A formal recommendation as part of advisory services is usually paid for, and you must know its price in advance. If someone calls themselves an 'independent adviser' but is paid by the bank, something does not add up.

Frequently asked questions
Are a mortgage adviser and a mortgage expert the same?
In everyday language, yes. Neither is a profession under the Act. Legally such a person is a mortgage intermediary or an agent and must be entered in the KNF register.
Who may call themselves an independent mortgage adviser?
Only an untied intermediary or its agent that receives no commission or other remuneration from lenders. The client pays them.
How much does a mortgage adviser cost?
Ordinary mortgage intermediation is usually free because the bank pays. Advisory services and an independent adviser are paid under an agreement, and you must know the price before the service starts.
