In Polish: Ekspert kredytowy
This is the word you will see in bank documents.
Definition
A mortgage expert (ekspert kredytowy) is the everyday name for a person who helps choose a mortgage, compares banks' offers and guides the client from application to agreement. Under the Polish Mortgage Credit Act such a person is a mortgage credit intermediary or an agent and must be entered in the KNF register. The expert's fee is usually paid by the bank with which you sign the agreement.
What it means for you
An expert compares several banks on the same parameters and tells you which one accepts your type of income, which saves time and refusals. For a mortgage you usually do not pay for the service, and a fee from the client is allowed only if you know it before the service starts. Check the entry number in the KNF register before handing over documents. For foreigners an expert also helps with Polish-language documents and finds banks that accept your residence status.

Frequently asked questions
Do I pay for a mortgage expert?
Usually not. For a mortgage the commission is most often paid by the bank. If the expert charges the client, they must state the amount or how it is calculated before the service starts.
How can I check that a mortgage expert operates legally?
Search their name or entry number in the KNF register at rpkip.knf.gov.pl. An intermediary has an RPH number, an agent RHA.
Is a loan more expensive through an expert?
The commission paid by the bank is not a separate item in your agreement. Whether the bank gives the same terms through an intermediary as in a branch depends on the bank, so compare the ESIS forms.
