In Polish: Całkowity koszt kredytu
This is the word you will see in bank documents.
Definition
The total cost of credit is all the costs you bear in connection with the loan agreement: interest, commissions, fees and the cost of additional services, in particular insurance, if they are needed to get the loan on the given terms. It does not include notary costs. Added to the capital borrowed, it gives the total amount payable.
What it means for you
The total cost shows in złoty how much the loan really costs you and is a better measure of scale than a percentage alone. Interest is its largest part, so a lower rate, a shorter term, decreasing instalments and overpayments reduce it most. The bank gives it in the ESIS form and in the agreement; with a variable rate it assumes the benchmark will not change.

Frequently asked questions
What is included in the total cost of a mortgage?
Interest, commissions, fees and the cost of additional services, e.g. insurance, if they are needed to get the loan on the given terms. Notary costs are not included.
What is the difference between the total cost and the total amount payable?
The total amount payable is the total cost of credit plus the capital borrowed. For PLN 400,000 over 30 years at 6% with a 1% commission it is about PLN 867,000.
Does the total cost of credit change?
Yes, with a variable rate it changes with the benchmark. It also falls after an overpayment, because on early repayment the cost is reduced by the interest and other costs for the shortened period.
