Commission (arrangement fee): meaning in a Polish mortgage

In Polish: Prowizja
This is the word you will see in bank documents.

Definition

The commission (prowizja) is a one-off fee the bank charges for granting the loan, usually as a percentage of the loan amount. For Polish mortgages it is typically 0–2%. It is included in the total cost of credit and in the APR.

What it means for you

The commission raises the cost at the start, but often comes with a lower margin. It pays off if you keep the loan longer than its payback period. If you add it to the loan, you do not pay it up front, but you pay interest on it for the whole term.

Frequently asked questions

How much is the commission on a mortgage in Poland?

Usually 0–2% of the loan amount. Many offers have a 0% commission, but then usually a higher margin.

Is a loan without a commission worth it?

Yes, if you plan to repay or move the loan before the commission pays back. In an example for PLN 500,000, a 2% commission in exchange for a margin 0.3 percentage points lower pays back after about 6 years and 9 months.

Can the commission be added to the loan?

At many banks, yes. Then you do not pay it up front, but you pay interest on it for the whole loan term.
