BGK guarantee: meaning in a Polish mortgage

In Polish: Gwarancja BGK
This is the word you will see in bank documents.

Definition

The BGK guarantee is security provided by Bank Gospodarstwa Krajowego (BGK, the Polish state development bank) in the Family Housing Loan programme, which replaces the missing part of the down payment. It covers the part of the loan corresponding to the missing down payment, usually up to 20% of the purchase costs, at most PLN 100,000. The guaranteed part together with your own contribution may not exceed PLN 200,000.

What it means for you

Thanks to the guarantee, the bank can lend up to 100% of the flat's price, and you do not pay low down payment insurance. The guarantee replaces the down payment, not income: your creditworthiness must cover the full loan amount. You still pay buying costs, i.e. the notary, entries and any PCC, from your own money.

Frequently asked questions

How much is the BGK guarantee?

It covers the part of the loan replacing the missing down payment, usually up to 20% of the purchase costs, at most PLN 100,000. You pay a one-off fee of 1% of the guaranteed amount.

Does the BGK guarantee raise creditworthiness?

No. It replaces the down payment, but creditworthiness must cover the full loan amount and is calculated as for an ordinary mortgage.

Do I need money for costs with a BGK guarantee?

Yes. You pay the notary fee, court fees and any PCC from your own funds.
