Family Housing Loan (RKM): meaning in a Polish mortgage

In Polish: Rodzinny Kredyt Mieszkaniowy (RKM)
This is the word you will see in bank documents.

Definition

The Family Housing Loan (Rodzinny Kredyt Mieszkaniowy, RKM) is a Polish government programme in which an ordinary mortgage at a bank cooperating with BGK is secured by a guarantee replacing the missing down payment, up to PLN 100,000. Part of the programme is a family repayment: BGK repays PLN 20,000 of capital after the birth or adoption of a second child and PLN 60,000 for the third and each further child. In October 2026 it is the only government programme for buyers taking a mortgage.

What it means for you

RKM lets you buy a flat without savings for the down payment, if you do not own a home and the price is within the per-m² limit. The interest rate is set by the bank, and creditworthiness must cover the full amount. Refinancing at another bank closes the programme loan and removes the right to family repayments.

Frequently asked questions

Who can use the Family Housing Loan?

Single people, married couples and families without their own flat or house (with exceptions for families with at least two children) who buy a property within the per-m² price limit. The programme has no age limit. Whether a foreign citizen qualifies depends on the programme rules and the bank; check with an expert.

How much is the family repayment in RKM?

BGK repays PLN 20,000 of capital after the birth or adoption of a second child and PLN 60,000 for the third and each further child, but not more than remains to be repaid.

Will I keep the family repayment after refinancing?

No. Moving the loan to another bank means repaying the programme loan and taking a new loan outside RKM, so the right to family repayments is lost.
