Mortgage loan: meaning in a Polish mortgage

In Polish: Kredyt hipoteczny
This is the word you will see in bank documents.

Definition

A mortgage loan (kredyt hipoteczny) is a loan granted usually to buy, build or renovate a property, secured by a mortgage entered in the land register. You repay it over many years, most often 25–30, and Recommendation S of the KNF allows at most 35 years. The agreement with a consumer is governed by the Polish Act of 23 March 2017 on mortgage credit.

What it means for you

The mortgage gives the bank security, so the interest rate is much lower than on a cash loan, and the amount can reach 80–90% of the flat's value. In return you risk the property if you stop paying. The instalment depends on the amount, term, margin and type of rate, so compare at least several offers by APR before applying.

Frequently asked questions

What is the difference between a mortgage and a cash loan?

A mortgage is secured by the property, has a lower rate, a longer term and higher amounts, but requires a valuation, a notary and a land register entry. A cash loan is faster but more expensive and usually for a shorter term.

How many years can a mortgage in Poland last?

Recommendation S allows at most 35 years and names up to 25 years as recommended. Banks shorten the term for older borrowers so that repayment ends before a certain age.

How much down payment do I need?

Normally 20% of the property value, and at some banks 10% with extra security. In the Family Housing Loan, a BGK guarantee can replace a missing down payment of up to PLN 100,000.
