This is the word you will see in bank documents.
Definition
The Developer Guarantee Fund (Deweloperski Fundusz Gwarancyjny, DFG) is a fund run by the Insurance Guarantee Fund (UFG) that returns buyers' payments for a flat if the developer goes bankrupt or does not return the money after withdrawal from the agreement. It is financed by developers' contributions on every buyer payment. It has operated since 1 July 2022 under the developer act.
What it means for you
If you buy a flat under construction and pay into an open escrow account, the DFG protects your payments, including mortgage tranches. It does not return mortgage interest, fees or notary costs. Make all payments to the escrow account named in the agreement, because a transfer to the developer's ordinary account is not protected.
