- Preliminary agreement as a notarial deed: at most half of the rate, the same as the sale agreement. The cost is usually shared with the seller.
- Developer agreement: at most half of the rate, usually shared with the developer.
- House or building plot: at most half of the rate.
- Copies of the deed: at most 12 zł net per page for pages 1–10. The buyer, the seller, the bank and the court each get one.
If you do not speak Polish, a sworn interpreter must be present at the deed. Their fee is separate from the notary fee.
Frequently asked questions
Who pays the notary when I buy a flat in Poland?
Usually the buyer, unless the parties agree otherwise. On the day of the deed the notary also collects the PCC tax and the court fees for the land register and passes them on.
Can the notary charge less than the maximum fee?
Yes. The regulation sets maximum fees only. You agree the fee with the notary, and with a higher price it is worth asking two or three offices.
Is the notary fee different when I buy from a developer?
The fee for the sale agreement is the same. Before it you sign a developer agreement as a notarial deed, usually sharing its cost with the developer, and a new land register is set up for the flat.
